BREA president seems to want to support the minority folk who get on Condo Associations and weld almighty to suit themselves not for the interest of all condo owners.
Government should pass a Condo Association Restrictive Practice Act...Yes, basically safeguard the condo buyer from the whims of usual minority ‘power group who get control of the Condo
Association and impose conditions not on a unanimous approach where all owners agree simple majority disallowed.
Just how can the Condo Association override covenants of the original purchase? If short lets or no lets at all are included how can the association decide anything different and change a covenant?
A condo should/maybe sold with restrictions can short let - may not short let - may not let at all and these covenants may not be changed on the whim of an Association but requires 100% all owners to agree. Now BREA wants to control the market? Why? Not to the advantage of government especially if they are collecting VAT and look at the positive tourism aspect. Condo Restrictive Practice Act, please asap AG...now.

That letter wasn't too clear. Is the writer complaining about a short term lease issue? If so, then I'm going to guess they are doing an Airbnb set up, which is a major issue for a lot of condo communities. Long and short of it, if that's where they are going, you don't want to allow for this from a security standpoint. Condos residents are sometimes single occupants, male and female, and young couples with one or two small kids. So, of you have people back.and forth who have no grounding there you put everyone in the community at risk. As a condom
owner you have rights to you condo, but the rights of the e tore community supersedes that of any individual owner. Any condo owner has to understand prior to purchase what condo ownership entails. It is a group concept. The majority of the owners can challenge the board and also can replace the board. But, like I said if what you are trying to achieve isn't consistent with the expectations of the community, you can not win. If this is all about an Airbnb situation, I can say that this is a popular point in condo setups and most places are not allowing for it.

To eliminate short term leases from declaration requires unanimity .
Same who complain do not want to bear the cost of legal actions.
However, Airbnb is a costly venture, most of the money goes to the cleaning people and real estate managers, and to maintenance and repairs of the unit. The unit owner soon learns to revert to regular tenants.
That said, you should learn to stand up to Karen .
