I don't often agree with you but on this you are correct. The Arawak Port landing costs are high. It cut Nassau out of any family island trans-shipment business entirely. It is cheaper to pay higher frieght rates to have goods shipped direct to the islands and skip Nassau. Maybe a good thing, maybe not.
change the ease of doing business in this country dramatically and overnight. But who is benefitting from keeping it the way it is? definitely the common man.
Ironically, if the Farm Road had not been harbouring and enabling the vast theft occurring on the island they might have been able to stay under the radar and no one would have been bothered. (building material, generators or tools missing? check farm road!) They have no one to blame but themselves for poor decisions in this instance.
This will never happen in this land of pirates and secrets. Too many involved (both gov't and private sector) stand to lose too much and gain immensely with the system remaining the way it is. The realtor commission is not a requirement. However the lawyers 2.5% fee is guaranteed whether they complete the transaction or not. The gov't tax is way too high, but that is a different topic. This status quo hurts the most vulnerable of Bahamian society in many ways. The low cost lot means a low fee which means the attorney does a quick 'once over' and leads to problems for the low income family's land title. The status quo allows the wealthy to hire large law firms and win while the small man cannot afford to defend his ownership claim and loses every time. Every 5 years there are more promises and more promises. Not a single MP has ever had the gumption to begin the process of change. Hurricane Dorian revealed how many people had never recorded their deeds to avoid paying tax the tax...
Is this where we talk about the lawyers who have stolen client funds and never saw the inside of a courtroom much less jail time. What about the countless lawyers who have "Borrowed" all the stamp tax, never paid to gov't never recorded the deeds and never heard of a slap on the wrist. The Bahamas Bar Association is a joke at best. There are some very good ones in this country and there are some very bad ones in this land of pirates and secrets. The Banks have full right to choose which attorney can work for them. The lawyer cannot seriously expect that they can demand the rights to work for a bank? what kind of special privilege do they falsely think they deserve?
